Cloud Operations + Innovation (CO+I) is the team behind one of the world’s largest cloud infrastructures, responsible for powering all Microsoft online Products and Services as well as powering Microsoft’s “Cloud First” mission. Within CO+I, the Infrastructure, Planning and Acquisition team is responsible for supporting delivery of datacenter capacity for Microsoft’s cloud business. We have a portfolio of complex, multi-disciplinary, multi-million, multi-year datacenter construction and lease projects with specific safety, quality, schedule, and cost goals.

To help us accelerate achieving our objectives, growth, and transformation, we are looking for a Senior Cost Manager data center builds to work alongside the Project Manager to commercially manage all data center construction projects.

Responsibilities

  • Management of all commercial issues on all current, future and past projects and report on these issues through the Project Controls & datacenter delivery (DCD) head office in Redmond on a regular basis

  • Detailed cost plans and estimates of the project based on local design documents

  • Agreement of estimates with the General Contractor at during design development and agreement of the Guaranteed Maximum Price (GMP)

  • Pay application assessment and approval for the General Contractor, all equipment vendors and all project support consultants

  • Estimation of and commercial agreement of all change orders

  • Draft commercial artifacts for all funding requests

  • Review and agreement of all General Contractor procurement of the subcontract packages including the approval of the LOAs (Letters of Authorization)

  • Commercial review of all disputes that may arise

  • Cost Reporting: Work with the Project Manager/Quantity Surveying, General Contractor and project controls to ensure that the full suite of cost reports are available for review by Redmond, WA based team on a monthly basis

  • Design Team commercial support: From project kick-off through to final design provide commercial support on business cases, value engineering studies and change control as the design evolves from POR though to final design

  • Final account agreement & closeout for all vendor accounts

Qualifications

Required/Minimum Qualifications:

  • Bachelor's degree in Construction Project Management, Architecture, Engineering, or related field AND 10+ years related experience

  • OR equivalent

  • 5+ years’ experience managing the estimating on a major commercial construction portfolio

Preferred Qualifications:

  • Working knowledge of construction contracts used internationally especially in the Americas

  • Deep knowledge and experience of the commercial management role in the procurement of General Contractor contracts and other construction vendors

  • Ability to understand what "right" looks like contractually and financially and be then able to negotiate with the other parties to ensure that this is the final position.

  • Royal Institute of Chartered Surveyers full membership (MRICS or FRICS) or equivalent

  • Experience on location in the construction industry

  • Good communication skills, ability to collaborate with all other areas of the data center program, be able to think strategically, ability to build the trust of our construction partners needed to agree very large construction General Manager Projects and final accounts

  • Construction degree or Construction commercial management degree or Quantity Surveying degree

Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud Background Check every two years thereafter.

Construction Project Management IC5 - The typical base pay range for this role across the U.S. is USD $112,200 - $194,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $142,200 - $213,200 per year.

Microsoft has different base pay ranges for different work locations within the United States, which allows us to pay employees competitively and consistently in different geographic markets (see below). The range above reflects the potential base pay across the U.S. for this role (except as noted below); the applicable base pay range will depend on what ultimately is determined to be the candidate’s primary work location. Individual base pay depends on various factors, in addition to primary work location, such as complexity and responsibility of role, job duties/requirements, and relevant experience and skills. Base pay ranges are reviewed and typically updated each year. Offers are made within the base pay range applicable at the time.

At Microsoft certain roles are eligible for additional rewards, including merit increases, annual bonus and stock. These awards are allocated based on individual performance. In addition, certain roles also have the opportunity to earn sales incentives based on revenue or utilization, depending on the terms of the plan and the employee’s role.
