The Senior Project Manager...Is responsible for managing projects while acting as an extension of the client overseeing the work of contractors, designers and vendorsEnsures that project goals are accomplished within the prescribed time frame and budget parameters, working with internal and external Stakeholders at all levels of the organizationProvides a range of administrative, managerial, and technical support functionsResponsibilitiesProject planning, project tracking, scope management, change control management, risk management, and quality assurance of the project teamEnsure projects are completed according to time and budget schedules, and that objectives conform to overall standards and operations objectives and user requirementsResolve project conflicts with affected managementIdentify and recommend project management toolsCreate detailed plans for consulting projectsReview and comment on design documents and specificationsAnalyze and estimate costs; prepare cost summaries for projects, including equipment, labor, materials, site preparation, sub-contractor costs and other related costs as needed.Facilitate communication between store operations, architects, engineering, developers, owners, and external contractors; clarifying expectations for information and service deliveryReview and provide input for development of project plans.Manage construction plan(s) and maintain current project status records.Report, track, and trouble-shoot exceptions and escalate, track and resolve conflicts regarding resource commitment and delivery of resultsPrepare/update project status reports, process invoices, update tracking reports, and maintain files for due diligence and financials.Conduct and document all weekly meetings.Coordinate and track all Vendor RFP's. Maintain accurate and consistent electronic files and documentation.Coordinate activities of sub-contractors and relocation of technical functions.Interact and negotiate with contractors and subcontractors. Validate and negotiate contractor change orders and make recommendations to the client.Visit project site at appropriate intervals and confirm progress is consistent with the project schedule and work is in general conformance with contract documents.Prepare/update project status reports, process purchase orders and invoices, update tracking reports and maintain files for due diligence and financials.Demonstrate a proactive focus on meeting client and project requirements in a timely and cost effective manner.Demonstrate proficiency in the use and application of all PDS technology as required for assigned projects.RequirementsBachelor Degree from an accredited institution or similar experience. Degree in Architecture, Engineering, or Construction Management, preferred.Minimum of 3 years' experience in Project Management in building/development/construction industry.Experience with retail projects required. Multi-site rollout experience preferredAbility to prepare and track budgets.Understanding of technical requirements for relocation, construction, and renovation projects.Familiarity with architectural drawings and furniture and space planning concepts, a plus.Ability to solve practical problems and deal with variables in situations where only limited standardization exists.Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.Ability to successfully coordinate multiple staff of different levels.Ability to manage multiple projects at a time.Ability to regularly communicate analyzed data to client and team to achieve project goalsFlexibility with work hours and travel as neededHighly organized with strong analytical skillsStrong interpersonal skills with an ability to interact with executive level external and internal clientsAbility to successfully communicate with architects, contractors, client's representatives, and team members.Ability to manage all aspects of construction projects effectively and efficiently including,
